Yakushima
Yakushima is one of the Ōsumi Islands in Kagoshima Prefecture, Japan. The island, 504.88 square kilometers in area, has a population of 13,178. The population density is low, 21 people per square kilometer, which is much lower than the average for Japan (333.5 people per square kilometer in 2021). In fact, wild animals, including monkeys, greatly outnumber the human population.
Main characteristics
Each residence occupies a uniquely shaped piece of land depending on local geography. The size of the land offered together with each residence depends on the preferences of our customers.
Each mountainside house is accessed via staircases and railways for transporting heavier objects from the parking lot to the entrance.
Safe Location
Eco Village is located in a sheltered valley. Tall mountain ranges protect it from open ocean seasonal winds, which harass nearby coastal communities. The valley’s shape also shields the Eco-Village from typhoons, resulting in no direct connection to the open ocean. The altitude of our heaven starts at 25 meters above the sea level, which creates a fully tsunami-safe venue. The highest point of the Eco Village is approximately 200 meters above sea level. Furthermore, extremely hard granite bedrock provides excellent natural drainage flow of rainfall. Thus, the bedrock offers a stable base for Eco Village buildings providing an effective safeguard from landslides.
Zero Crime Rate
Japan has one of the lowest crime rates in the world, and Yakushima Island has one of the lowest crime rates in Japan. The official records show zero crime. Our investigation of the local community has also revealed zero instance of the breaching of social norms, and widespread adherence to peaceful traditions. Harmony has been effectively maintained for centuries. Local communities continue with their traditional lifestyle, full of kindness, respect, and understanding for each other. Newcomers, including foreigners, are most welcome.
Ecological cleanliness
Yakushima Island has been designated as a UNESCO Man and the Biosphere Reserve. Much can be said about its pure rivers and ancient forests. There is no heavy industry operating on the island. Local communities are supported by tourism revenue and by engaging in small-scale fishery. In both cases the environmental impact is negligible for flora and fauna on land and in the ocean.
Utility self-sufficiency
The Eco Village aims at minimizing its environmental influence in every dimension. Every property is equipped with the most modern (i.e. efficient) photovoltaic panels. This design reduces necessity for external electricity grid supply. During seasons of excessive power-generation each property may even generate positive cash inflows by supplying electricity.
Fresh water supply is secured independently for each property in the Eco Village. It is done by private, modern, well systems located within each property boundary. This design reduces the periodic cost of maintenance by reducing monthly water bills to near zero. In fact, external suppliers of water are not necessary. The only cost of supplying fresh water is electricity consumed by a water pump. For properties located on the riverside of the Eco Village, we provide additional source of fresh water for swimming pools, and for gardening directly from the nearby pure-water mountain creek (Isso River).
Eco materials
Our aim has been to utilize the most ecologically appreciated construction solutions. Eco Village intrusion into one of the most sacred biosphere reserves should not cause any negative effects for its flora and fauna. As mentioned, we have utilized locally extracted granite as the main construction material, which is also considered suitable for the local climatic conditions; it is fully moisture-proof. Granite is an everlasting rock. Thus, your property in the Eco Village will last for generations due to the careful choice of the matching materials we use. All building material utilized, and the associated infrastructure, have a minimal to zero carbon footprint. They are neutral for the natural environment. Hence, the planet before profits philosophy is sustained.

We offer in our Eco Village the finest residences for the world's most discerning real estate buyers. We wish to offer an unforgettable experience with life on Yakushima in the manner most suitable for demanding customers. We are ready for full customization of each property. The land area of an individual property is 3000+ square meters with the actual size depending on the local geography. Choice is left to each customer concerning the location: riverside (25-35m above sea level), forest (from 35-100m above sea level), and mountain (from 100m to 200m above sea level). Residence style is also left for customers to decide. Knowing the geographical conditions and the climate, we are ready to suggest several types, which are presented below.
Customization is offered for all elements of the property. We kindly suggest the inclusion of various traditional Japanese architectural elements. We believe them to be of value as additional attractions for indoor and outdoor activities. Eco Village Development Phases
Unique geology working for us
Fourteen million years ago, Yakushima was pushed up due to magmatic activity. The Yakushima granite is an intrusion into the sedimentary deposits, which all other Ōsumi Islands are made of. Eco-Village widely utilizes this local hard rock (i.e. granite) as the main building material for infrastructure, fences, house foundation, and outdoor activity structures. The granite we use has been extracted on-site. It is considered as zero-carbon footprint construction material.

Sewage
Sewage at the Eco Village is treated by the most modern sewage treatment technology available. It allows us to claim that our Eco Village housing offer is neutral for the natural environment.
The Eco Village will employ Nerda® technology for sewage treatment. Nereda® technology uses aerobic biological treatment methods that require fewer chemicals compared to conventional technologies. It also meets the stringent purification standards. Nereda® is a granular biomass technology developed jointly by Netherlands’ universities, private sector and public sector as part of a program named the National Nereda Research Program (NNOP).
